About Cinco Ranch
Cinco Ranch is a neighborhood and census designated place considered part of the greater Katy, Texas area and just west of Houston. It straddles the border between Harris and Fort Bend Counties and is located 10 miles between Katy and Richmond, Texas. It is located south of IH-10 and north of the Westpark Toll road. State Highway 99 or Grand Avenue Parkway bisects the area on the east side. It also has convenient access to Westheimer Parkway and nearby George Bush Park, a spacious park with 11 miles of trails located inside the Barker Reservoir.
Cinco Ranch is divided into two halves – Cinco Ranch I, for residents east of Katy-Gaston Road. Those who live west of Katy-Gaston Road are part of Cinco Ranch II.
It is believed that the neighborhood was named for the five (cinco in Spanish) owners of the working cattle ranch and farm that preceded the development.

HVAC Maintenance Checklist for Cinco Ranch
We see a much higher occurrence of HVAC repairs due drain and water-leak related issues. When condensate drains get clogged because they have not been regularly maintained or float switches have not been installed, a drain clog can cause water damage in a home. This typically happens when the weather is milder in the spring and fall, but we also see it in the heat of the summer.
A failed capacitor is one of the most common repairs we see, especially after a rainy day followed by a hot day. During our maintenance checks, we check the capacitor, the electrical component that keeps the AC running, to make sure it isn’t weakening. This check helps us avoid surprise breakdowns in the summer.
Pests that get into the AC and heating equipment sometimes include ants, roaches and geckos in this neighborhood. It might be surprising that different types of pests can short out your HVAC system by being in the wrong place at the wrong time.
