Multi-Point Central Air Inspection
Terry’s A/C and Heating evaluates your central air unit’s entire performance to keep it safely running at optimal efficiency. As I look at systems, I often ask home owners how well it has cooled and if they are comfortable. This question is a basis of where to start the evaluation. Our points of inspection include the following:
- Checking the refrigerant, both high and low pressures
- Checking refrigerant temperatures both high and low
- Checking the superheat and subcooling (the relationship of temperature the refrigerant should be at a given pressure and the additional heat added or removed)
- Checking the high voltage headed to the outdoor unit
- Checking the amperage (power consumption rate) of the compressor, the fan, and the total system
- Checking the run capacitor for the fan and compressor
- Checking the low voltage signal coming to the outdoor unit
- Checking the insulation on the outdoor suction line for signs of chewing either by vermin or domestic animals
- Cleaning the condenser coil with water as not to decrease the coil life
- Checking the main and auxiliary drains at the evaporator coil
- Visually checking the evaporator coil for cleanliness
- Adding algicide tabs to the main drain line
- Checking the voltage to the indoor furnace/air handler
- Checking the amperage (power consumption rate) of the blower, and the system
- Checking the capacitor of the blower motor
- Checking the low voltage wires for sign of chewing or decay
- Checking the PC board and or powered relays for discolored wires, loose connections or any visible defect
- Visually checking the water heater, if by the system, for water in the drain pan or a stopped up flue pipe
- Checking the thermostat for function
- Checking life on air filter
At the conclusion of the inspection, we discuss our findings with the homeowner so they will know how their system is doing, if any repairs are needed or recommended, what service tasks may be on the horizon and to answer any questions.
