Aliana HVAC Maintenance Checklist
We see a lot of heat pump systems in Aliana because of CenterPoint’s rebate programs to builders. From our perspective, Aliana was the neighborhood that started the eco-friendly master-planned building trend in Richmond, Texas, though other communities now have also taken that idea to a whole different level. Heat pump systems are very energy-efficient and can provide more consistent heating and cooling.
We see a lot more issues related to HVAC zoning and air distribution in the Aliana neighborhood. If not properly calibrated, we start to see zoning and air distribution failures around year 4 and 5. This means that a home may not heat or cool as well in every zone of the home. Air balancing and zoning adjustment can resolve these issues. Sometimes it’s a damper motor that needs to be replaced.
Whether in their main electrical panel or as part of the HVAC system, we recommend surge protectors to protect your HVAC equipment from electrical surges. We also recommend float switches, which protect your walls and ceilings from condensate drain clogs. Most Aliana homes should have float switches installed already. Carbon monoxide and smoke alarms are also essential safety devices that every home needs; however, they do need to be replaced every 10 years and batteries checked yearly. Seasonal HVAC maintenance visits are a good time to ask your AC technician about any and all of these safety devices.

We recommend scheduling HVAC maintenance twice a year – in the fall and the spring – to identify issues and avoid breakdowns during summer’s sizzle or winter’s cold snaps. - Change air filters (MERV 8-10); ask your HVAC provider about a 4” media filter, which can last 6-12 months.
- Schedule pest control

- Pour vinegar down condensate drain (especially in the spring/fall) or ask your HVAC provider for a longer-lasting solution
- Clear landscaping, brush, and leaves from around the outdoor unit
- Check batteries in thermostat (if needed)
- Check batteries in smoke/carbon monoxide detectors (Your HVAC provider can bring ladders and batteries to accomplish this for you.)
- At season change, change the direction of your ceiling fans
Yearly
- Spring HVAC Tune-Up from a licensed HVAC technician
- Fall HVAC Tune-Up from a licensed HVAC technician
- Sign up/renew HVAC Preventative Maintenance Plan (recommend) with detailed checklists for your specific equipment
- Replace in-duct or furnace filters (if applicable)
- Dryer vent and kitchen vent hood cleaning (Ask us for a referral)
- Remove and clean bathroom exhaust fans to remove humidity/mold (as needed)
- Check your plumbing fixtures (bathrooms, kitchen, washer, water heater) for signs of leaks
5 years
- Ask your HVAC provider about zoning and balancing if you encounter hot/cold spots (as needed)
- Inspect window and door caulking and weather stripping
- Have your roof inspected (flashing, vent caps, seals, shingle health)
6-10 Years
- Per the National Fire Protection Association, replace smoke and carbon monoxide detectors every 10 years. Your HVAC provider can help you with this task on request.
- Have your water heater checked.
11-20 years
- Add attic insulation (if necessary)
- HVAC system replacement
21-30 Years
- Clean ducts (if necessary). ProTip: Homeowners who are diligent changing air filters and who schedule twice annual HVAC maintenance may be able to avoid this step altogether.
